First, think of the things that you find important and then select a real estate representative. 1) Education & Experience You don't need to know everything about buying and selling real estate if you hire a real estate professional who does. The trick is to find the right sales representative.For the most part, they all cost about the same. Why not hire a person with more education and experience than you? We're all looking for more precious time in our lives, and hiring pros gives us that time.
2) Agents are Buffers If you're a buyer, I will match your wants and needs with available properties and will keep the seller’s representative at arms length, preventing them from inducing you to buy.If you're a seller, I will filter all those phone calls that lead to nowhere. 3) Neighbourhood Knowledge Sales representatives possess thorough knowledge or they know where to find the industry buzz about your neighbourhood. I can identify home sales within the neighbourhood and create a comparable marketing analysis, in addition to pointing you in the direction where you can find more data on schools, parks or community resources. For example, you may know that a home down the street was on the market for $350,000, but I will be able to research and know it had upgrades and sold at $285,000 after 65 days on the market.
4) Price Guidance Sales representatives do not make the pricing decision for sellers or buyers. With my expertise, I will guide my clients to make choices for themselves based on the neighbourhood they live in, market supply & demand, and the current market conditions. If a listing is at 6%, for example, a representative has a 6% vested interest in the sale, but the client has a 94% interest. I must educate you and have you consider all the information I supply you in order to choose a price. Then I will devise a marketing strategy.
5) Market Conditions Information Real estate representatives can disclose market conditions, which will direct your selling or buying process. Many factors determine how you will proceed. Data such as the average cost of similar homes, median and average sales prices of all homes in the neighbourhood, average days on market and ratios of list-to-sold prices, among other criteria, will have an impact on what you ultimately decide to do.
6) Professional Networking Real estate representatives network with mortgage specialists, lawyers, home designers, many of whom provide services that you will need to buy or sell. Due to legal liability, many representatives will hesitate to recommend a certain individual or company over another, but they do know which vendors have a reputation for efficiency, competency and competitive pricing. Agents can, however, give you a list of references with whom they have worked and provide background information to help you make a wise selection.

9) Answer Questions After Closing Even the smoothest transactions can have complications upon the closing date.For example, the bank may need another business day to finalize the mortgage, the exchange of keys may be delayed due to paperwork, or perhaps the other client has had an illness in their family and the strain has affected their ability to close on time.Many questions can pop up that were overlooked in the excitement of closing. I am prepared to assist you in these moments. Worthy and honest representatives don't leave you in the dust to fend for yourself.
10) Develop Relationships for Future Business The basis for my success and continued career in real estate is Referrals. It would be difficult to offer my services if I was continuously dependent on drumming up new business. This emphasis gives me a strong incentive to make my clients proud, happy, and satisfied.
